Scan every flat at handover and keep proof of its condition.
Handover is the last day only your people have worked in the flat.
Many hands in the flat.
Movers, kitchen fitters, painters: after handover, other people work in the flat. The report shows what was there before them.
Reservations with photo and room.
Whatever the buyer raises at handover is in the report with a photo. Your team knows exactly where to go back.
Provable for five years.
Claims on buildings usually expire after five years (§ 634a BGB). For that long, the condition on handover day stays checkable.
The guided scan runs the same way in every flat. The app shows which surfaces are already covered. So everyone on your team documents to the same standard.
Every photo gets a fingerprint and a qualified DGN timestamp (eIDAS). If anything is changed later, it shows.
You send the report straight to the buyer. Both have the same record, and anyone can check without the app that it's genuine.
What BildProof isn't: an expert's report, or a replacement for the Abnahmeprotokoll. We don't judge whether something is a defect. The report shows what was there on handover day. Not who is right.
Because after handover many people work in the flat, such as movers and kitchen fitters, and reports often come in weeks later. A sealed report from handover day shows how every room looked on that day. That makes any later report easy to check on the facts.
No. The signed Abnahmeprotokoll stays. BildProof adds photos of every room with date, time and a qualified DGN timestamp. Findings the buyer raises at handover are in the report with photo and room.
eIDAS is the EU regulation (No 910/2014) that governs electronic signatures, seals and timestamps across every member state. A qualified timestamp under it is issued by a supervised trust service provider listed on the EU Trusted List, and certifies that a specific piece of data existed in exactly that form at a specific moment. BildProof has your report's fingerprint stamped that way, by DGN Deutsches Gesundheitsnetz Service GmbH.
DGN Deutsches Gesundheitsnetz Service GmbH, a qualified German trust service provider supervised by the Bundesnetzagentur.
That your report existed in exactly this form no later than the stamped moment, and that nothing has changed since. Under Article 41 eIDAS a qualified timestamp carries a legal presumption that the time is accurate and the data unaltered, so the other side has to prove otherwise, rather than you having to prove yourself.
Yes. You send the report straight to the buyer. Both sides have the same record, and anyone can check without the app that it is genuine and unchanged.
Scanning is free. A single report costs €9.99 when you send, move-in and move-out together €14.99. For whole projects there are volume plans from €29 a month for 20 scans, with team seats from the €49 plan. All plans are on the pricing page.
