How does an apartment handover with BildProof actually work?
You walk through the apartment once with your phone. The app guides you room by room and captures the walls, floor and ceiling as you sweep. You are not taking individual photos; the app does that as you go. At the end you add anything worth noting, the meter readings and the keys, and the whole thing is sealed into one report you can send to the other party.
How long does a handover scan take?
About five to six minutes for a typical apartment, roughly one sweep per room. There is nothing to set up beforehand and no form to fill in afterwards; the report is assembled from what you captured.
Does the other party have to be there?
No. You can document the handover on your own, and the report is yours either way: it does not depend on anyone else turning up, agreeing or signing. You hold a sealed record of how the apartment looked on that day. Pass it on if you want to; the proof stays yours regardless.
What is in the finished report?
Every room with its photos, anything recorded as a finding, the meter readings, the keys handed over, and the date, sealed together as one condition report.
Does BildProof replace the handover protocol?
No. It produces the evidence the protocol is about. A handover protocol is the sheet both sides sign to say what was agreed; BildProof documents the apartment's actual condition and seals it, so years later that condition can still be proven rather than remembered. If you do sign a paper protocol, photograph it in the app: it is sealed together with everything else and becomes part of the same record, so the agreement and the evidence stay in one place.
What does “sealed” actually mean?
When the report is finished, the app calculates a fingerprint across everything in it (every photo's bytes, every note, every meter reading) and stores that single value with the report. Change anything afterwards, even one pixel in one photo, and the fingerprint no longer matches. That is what makes tampering visible instead of arguable.
What is a timestamp, and what is eIDAS?
eIDAS is the EU regulation (No 910/2014) that governs electronic signatures, seals and timestamps across every member state. A qualified timestamp under it is issued by a supervised trust service provider listed on the EU Trusted List, and certifies that a specific piece of data existed in exactly that form at a specific moment. BildProof has your report's fingerprint stamped that way.
Who issues the timestamp?
A qualified EU trust service provider, not BildProof. That is what makes it independent: the proof of when your report existed does not rest on trusting us.
What does the timestamp actually prove if it comes to a dispute?
That your report existed in exactly this form no later than the stamped moment, and that nothing has changed since. Under Article 41 eIDAS a qualified timestamp carries a legal presumption that the time is accurate and the data unaltered, so the other side has to prove otherwise, rather than you having to prove yourself.
Why should I trust the photos in a BildProof report?
Because they could not have been staged, by you or by us. Every photo in a report comes from the guided sweep in the app; there is no way to import one from your camera roll. They are sealed as part of the record, and anyone can check that seal without going through BildProof.
How does the other side check that a report is genuine?
They enter the code that comes with the report at bildproof.de/verify. No app, no account, nothing to install. They see whether the seal is intact, whether the photos are unchanged, and the date the report was sealed.
Can I change something after the report is sealed?
No, deliberately. Everything stays editable until you seal it, and the app shows you exactly what is about to be locked in. If something genuinely changes later you make a new report; a record you could quietly edit afterwards would not be worth much to either side.
Where are my photos stored, and for how long?
Encrypted, on servers in Germany, for three years, included in the price. After that you can extend storage for €2 a year per property, which also keeps the move-out report that came with your move-in if you have not used it yet. You can download the whole report and all photos at any time, and the timestamp stays verifiable independently even if you stop using BildProof.
Do I need an account, and what does it cost?
No account is needed for a single property. The app is free, and so is your first sealed report; you just sign in briefly for it. After that a property costs €24.99, move-in and move-out included: 2 scans, 2 reports, all photos. For their next move, students pay €14.99 instead of €24.99 per property, with both reports included. Storage is free for 3 years.
