Notice periods, grounds and how to handle a Kündigung.

Not all terminations are equal: a tenant can always leave with three months' notice (§ 573c BGB); a landlord needs a reason – personal use, breach of duty or economic exploitation (§ 573 BGB). At two months' rent arrears, termination without notice becomes possible (§ 543 BGB); the last resort is the eviction suit.
